question What is a reasonable time for a landlord/owner to make repairs?

answer It depends on the type of the repairs.
For example, if the repair involves painting, patching the holes, replacing tiles, windows, etc., a reasonable time could be several weeks.
If the tenant requests to change the lock on the entry door, heating is not working at all in the middle of winter, no water at all, a reasonable time would be - an immediate action. Urgency and required response will be based on the type of impact.


question The heat is not working. Pipes are almost cold. I cannot sleep.

answer Minimum apartment temperature is 21 degrees Celcius.

Ensure that curtains do not cover the heating system; and windows and balcony door are closed.


question It was snowing at night. In the morning I could not get out of the underground parking garage.

answer Snow must be removed within 12 hours of a snowfall or there is a $105.00 fine.


question I continuously hear water running in my toilet.

answer Make a work order request to replace a flapper.


question I have to hold the handle to flush the toilet.

answer Make a work order request to replace a flapper.


question My toilet is clogged.

answer Make a work order request. If the problem is simple, the repairs will be done immediately.
Sometimes the problem is not simple (e.g. a toy, a peach stone, etc.) and it may be required to replace a toilet or call for a plumber. There is a chargeback to a tenant for a negligence for up to $120.00.


question Light in the kitchen and in the bedroom is not working.

answer
  1. Check if bulbs are working. If not - buy the new ones.
  2. Check if fuses are working.
    Come to the office for a fuse tester pen and check them.
    Buy the new fuses to replace the faulty ones.
  3. If bulbs and fuses are OK, fill in the work order request.
    The repair may be done by a building manager or a contranctor.



question Fridge is not cooling properly.

answer
  1. Check if the thermostat is set to normal.
  2. If it is still not working, fill in the work order request immediately. The contractor will fix it.



question Sink is clogged.

answer Fill in the work order. Request for a sink stopper.


question Car has been towed. How can I find it?

answer
  1. Call your parking contractor.
  2. Call Police Parking Enforcement at (416) 808-6600.



question I parked only for 15 minutes and received a ticket. Why?

answer
  1. Do you have a building parking sticker on your windshield?
    If yes, then you should not park on a visitor parking.
  2. Did you call Parking Contractor(s)?
    Parking contractors keep track of all visitor parked vehicles: frequency and duration.
    You may park for free for up to 10 (ten) days.
    If you parked for more than 10 days, then you should pay for parking.
  3. Cars are towed by contractor(s) after several warnings.
  4. If your car has been towed without any warnings, then call Police Parking Enforcement.

question I pay for my parking. Why do I have to provide ownership and valid insurance?

answer
  1. It is a building procedure to receive a permit to park your car in the underground garage and receive a sticker based on documentation.
  2. Insurance proves that the car is in a good working condition and will not make any damage to either the property or another owner's vehicle.

answer After regular office hours you may call the emergency line in case of:
  1. Fire
  2. Flood
  3. Earthquake
  4. Terrorist attack
  5. Bomb thread attack
