Reasons to Sell If you decide to sell, we want to make sure that you get as many dollars and as few upset stomachs from the sale as possible.
Reasons to sell are almost as varied as the houses themselves. Here are some of the common, not-so common, and bizarre reasons that have prompted the sellers to put their houses on the market:
school district
neighbourhood
noisy neighbourhood
neighbourhood shopping
better job opportunities
recent marriage or divorce
expanding the family and increasing space requirements
kids are grown, no additional space is required
recent death of spouse
additional debt burden due to a lay-off, medical expenses, or overspending
serious house defects that owners do not wish to fix
climate conditions, health problems
How will the market affect the sale of my home? How much you sell for and how quickly you sell depends on local market conditions:
Buyer's Market
- More homes on the market than buyers. Lots of competition from other sellers. Prices drop. More conditions in the offer. Houses take longer to sell. - If you can make enough money to buy another home, as long as the sale fits in with your overall financial situation, sell the house and get on with your life!.
- All real estate markets go throught cycles. Over the long term housing prices tend to increase.
- If you do not have enough money to buy your next home, clarify to yourself whether you want or need to sell.
- If you want to sell but do not need to, then better wait for a while.
- if you need to sell, look for houses with smaller downpayment, or a family may help you out, or take out one of the low downpayment loans that some lenders offer.
- If you must move or relocate and do not want to sell, think of renting your property.
Seller's Market
- It is your time! Lots of buyers. Not too many houses. Prices increase. Conditions... Hm. Let the buyer try to insert any... Homes sell quickly. - If you have the desired amount of sale proceeds (extra money) and if the costs of the new home fit within your budget and financial goals, go for it.
But remember:
* Do not be greedy and overprice your house.
* Fit the sale of your house and buying the new one into your desired schedule. Otherwise you may not be able to afford your next home.
Balanced Market
- Sellers accept reasonable offers. Homes sell within an acceptable time period. Prices are stable. - Just like a fairy tale. Everyone is happy.
